When Is It Time?
Hardwood floors are remarkably durable, but they don’t last forever without maintenance. Here are five telltale signs that your floors are ready for refinishing.
1. Visible Scratches and Wear Patterns
If you can see scratches in the wood (not just the finish), it’s time. High-traffic areas like hallways, kitchens, and entryways typically show wear first. Light surface scratches in the finish are normal, but deep scratches that penetrate to bare wood need attention.
2. Discoloration and Fading
Sun exposure, water damage, and age can cause hardwood to lose its color or develop dark spots. If your floors look dull, gray, or uneven in color — especially in areas exposed to direct sunlight — refinishing will restore their vibrancy.
3. The Water Test
Sprinkle a few drops of water on your floor. If the water beads up, your finish is still intact. If it soaks in and darkens the wood within a few minutes, the finish has worn through and your wood is unprotected.
4. Peeling or Flaking Finish
When the protective finish starts to peel, flake, or turn white, it’s no longer doing its job. This is common on older floors and in areas with high moisture exposure. Once the finish fails, the underlying wood is vulnerable to damage.
5. Gray or Black Discoloration
Gray or black spots on hardwood usually indicate moisture damage that has penetrated beyond the finish. If caught early, these areas can often be sanded out during refinishing. Left untreated, they can lead to structural damage requiring board replacement.
Don’t Wait Too Long
The longer you wait once your finish has failed, the more likely you are to need deeper sanding or board replacement. Regular assessment keeps your refinishing project simpler and more affordable.
