Oil-Based Polyurethane
The classic, time-tested floor finish. A solvent-based polyurethane that builds a hard protective film on top of the wood and lends a warm, amber glow that deepens over the years.
Pros
- Rich, warm amber tone with real depth
- Very durable, hard-wearing film
- Lower material cost
- Time-tested and straightforward to recoat
Cons
- Strong odor and higher VOCs during application
- Long cure time — full hardness in 2–4 weeks
- Ambers over time — not ideal for white, gray, or very light floors
- Longer dry time between coats
Best for: Traditional oak floors and homeowners who want that warm, classic hardwood glow.
Water-Based Polyurethane
A modern polyurethane that dries crystal clear and stays true to the wood's natural color. Builds a tough protective film like oil-based — without the amber shift, the smell, or the long cure.
Pros
- Dries clear and stays color-true — won't yellow
- Low odor, low VOC
- Fast drying and curing — back to normal sooner
- Ideal for white, gray, and light-stained floors
Cons
- Typically higher material cost
- Slightly less of the warm depth oil-based gives
- Can raise the grain — rewards skilled application
Best for: Light, white, or gray floors and busy households that need a fast, clean turnaround.
Swedish Finish (Conversion Varnish)
An acid-cured conversion varnish — one of the hardest, most durable site finishes available. Prized for its exceptional toughness and beautiful clarity in high-traffic and commercial settings.
Pros
- Extremely hard and durable — top-tier wear resistance
- Excellent chemical and scratch resistance
- Beautiful clarity and depth
- Long-proven in gyms, dance floors, and commercial spaces
Cons
- Very strong odor and high VOCs during application
- Requires experienced application and good ventilation
- Home must be vacated while it applies and cures
- Harder to spot-repair than oils
Best for: High-traffic homes and commercial floors that demand the most durable finish available.
Penetrating & Hardwax Oils
Rather than forming a film on top, these soak into the wood and harden from within — protecting from the inside out. The result is a natural, low-sheen, hand-rubbed look that shows off the wood's texture.
Pros
- Natural, matte, hand-rubbed appearance
- Shows the wood's true texture and character
- Easily spot-repaired and recoated — no full re-sand
- Many low-VOC and food-safe options
Cons
- Needs periodic re-oiling to stay protected
- Less surface scratch resistance than a poly film
- More sensitive to standing water and harsh cleaners
- Longer, more involved initial application
Best for: Natural-look floors, wide-plank installs, and anyone who wants an easily maintained, low-sheen finish.

Why so many options?
Because no single finish is right for every floor. A kitchen with kids and dogs has different needs than a quiet living room. A wide-plank Larch floor finishes differently than a Red Oak. We pick the finish that gives you the best result for your specific situation.
Can I see samples before deciding?
Yes. We bring samples to the estimate, and we can also do test patches on your actual floor so you can see exactly how each finish reads in your home's light.
Do these finishes work for refinishing existing floors?
Yes — all five are suitable for refinishing existing site-finished hardwood, not just new installations. Each has its own ideal use case.
